We get asked a lot of questions. But here are the most popular ones: 

Do pet free homes have to accept service dogs? Yes, you must make reasonable accommodations for service animals without exception. 

How long do you need to keep a guest registry for inspection by DBPR? At least 2 years.

How many hard-wired phones are required in each vacation rental unit? None by state law, but beware, some local governments require hard wired service. 

How many hearing impaired smoke alarms are needed when you rent a Florida STR home? 1 for every 50 homes. It does not have to be installed unless its asked for by a hearing impaired guest.  

How often must you complete human trafficking awareness training? Every year according to state law. 

Do I need a real estate license to manage short term rentals? NO

Do I need a state license to operate for each short term rental home? YES if you are renting your unit out to the public for less than 30 days and more than 3 times per year. 

Do I need fire extinguishers in my homes? Yes and they must be visible or in marked locations. 

What are my requirements to be legal in my city/county and at the state level? Where is the best place to invest in a vacation rental?  This answer isn't as easy as the previous, but FAVR can help once you are a member. How to join
